Just an FYI,
The seller agreed to our offer entirely - including the new furniture they staged it with. Barring the inspector reporting some minor catastrophe, our closing date will be Nov 29 or before.

Well, we got the inspectors report back and its not bad. There is enough to amend our offer to get some things taken care of but in general the house appears in good shape. USAA is treating us exceptionally well b/c we qualify as 15 year members (due to Sharon's long affiliation and my affiliation with Sharon) and as a result they are willing to close by the 14th if we want. So that's about two weeks total which is pretty darn fast. I'll wait to post pictures until we sign the deal I think but I can tell you something about the house at least.
The yards are average size, no large lots etc. The house itself is 2000 sq ft approximately and has 4 bedrooms / 2 bathrooms. The majority of the value of the home comes from the upgrades to the house. It has nice hard wood floors with a deep, very dark color. It has an exceptional kitchen with new appliances and granite counter tops. The bathrooms are substantially upgraded as well. The 2 car garage has been converted to a 500 sq ft game room which is pretty sweet actually. However it has the very serious drawback of taking away any storage space (and now the attic is ducted and insulated as well which eats up even more space). I will need to purchase (or probably build actually) a nice workshop / storage shed as a result. The back patio is a little small but I'm looking forward to designing and building a nice ground level porch and maybe finding a cheaply priced hot tub on craigs list (but that probably means a 2 level deck, no so much looking forward to that).

Also, glad to hear there is an extra room for me so that, if I fail out of grad school and return as a bum, I can stay with yall ;) j.k hopefully wont return as a bum.
